Property and Real Estate Regulations: Legislation has introduced important updates affecting common interest communities, resale certificates, and agent disclosures in real estate transactions. It also addresses issues such as storm water management, flood hazards, and the National Flood Insurance Program. Consumer and Fair Housing Protections: New laws emphasize consumer rights and fair housing, including assistance animals, disclosure requirements under the Virginia Residential Property Disclosure Act, and an all-inclusive definition of religion for fair housing and employment. Additionally, adverse actions in unlawful detainer cases are prohibited, and rental agreements can now include provisions for childcare. Professional and Administrative Requirements: The legislation impacts real estate professionals by updating requirements for mortgage brokers, appraisers, and sole proprietors. It also introduces measures for online payment of registration fees, CE credit reallocation, and provides guidelines for handling situations like the death or disability of a sole proprietor or single broker in a firm.
